What is a tax sale?
When property taxes go unpaid, Mississippi law requires the county to offer those delinquent taxes at a public tax sale. Properties are advertised in advance, and the Tax Collector sells to the highest bidder. The process is open to anyone who registers, and everything is on public record. (Miss. Code Ann. §§ 27-41-55, 27-41-59.)
Homeowners have strong protections.
After a tax sale, the owner has two years to redeem their property by paying the delinquent taxes plus the interest and costs set by law. (Miss. Code Ann. § 27-45-3.) Before that period ends, the Chancery Clerk is required to notify the owner. (Miss. Code Ann. §§ 27-43-1, 27-43-3.) Redemption payments go to the Chancery Clerk, not to the investor, and the amount is set by state law.
If you're a property owner: Watch for notices from the Chancery Clerk, and don't wait. Redeeming through the Chancery Clerk's office is the most direct way to keep your property.
Buying a property from Viking

We explain this before every sale, it's written into our contracts, and we send buyers reminders about upcoming deadlines. Like any homeowner, buyers are also responsible for current and future property taxes.
Tips for every property owner
Pay taxes by check, card, or another traceable method, and keep your receipts. If you think a payment wasn't recorded correctly, contact the Tax Collector's or Chancery Clerk’s office with your receipt. And if you've bought from us and have questions about your taxes, call us.
